V&S was founded in 2016 by Steven Verstandig and Michael Stern upon connecting at a charity event. Their business model blossomed as they both wanted to be hands-on with commercial real estate wherein, they buy, manage, and lease their own properties. Michael brings to the table over 25 years of experience in finance while Steven has over 20 years in leasing, managing, and acquiring real estate.
Together they take pride in tight management and aggressive leasing. Investors are provided with strong returns, detailed reports, and clear expectations, which are consistently exceeded. In a short period of time, V&S has accumulated over 100 million dollars’ worth of commercial real estate. The company currently owns property in Maryland, Virginia, West Virginia, South Carolina, Kentucky, and Alabama with major plans for future expansion.

Another focus of CityWide Properties is renovating and leasing historic mixed-use and commercial properties. Steven’s talent to “think-outside-the-box” and seek out the perfect tenant has played a pivotal role in his success to revitalize historic buildings. He is great at maintaining a property’s historic integrity and integrating it with modern amenities.
Recently, CityWide Properties has expanded its presence in Alabama and Pennsylvania. The company purchased North Point Center in Chambersburg PA. The center is Anchored by Orrstown Banks headquarters, Birkshire Hathaway, Dollar tree and several medical tenants. Vaughn Plaza is located in Montgomery, AL and marks the company’s first purchase in that city. Another recent acquisition is Crestwood Festival Center in Birmingham, AL. The company is in negotiations with several national grocers and small local businesses to fill the vacancies available. These centers will be undergoing major renovations in the near future.
CityWide Properties is also working to revitalize the Parkville community and help transform the area. The company recently purchased a bulk of establishments on Harford Road. The properties have been totally renovated and new tenants include a Bakery, AT&T, BBQ Restaurant, Boutique, Flooring Company, Doctors Offices, and a Wine & Canvas.
CityWide Properties continues to purchase and manage mixed-use buildings and shopping centers in Maryland, Virginia, West Virginia, Pennsylvania, Tennessee, Florida, North & South Carolina, Alabama, Kentucky and Ohio. The company is a driving force in Baltimore, and Steven Verstandig plans to use his expertise to develop major retail hubs across the country. Today, the company owns more than 120 properties and manages and leases 6 million square feet of retail space.

Current portfolio consists of 15 centers totaling 1,346,000 rentable square feet in Maryland, Virginia, West Virginia, Kentucky, Alabama, and South Carolina, with a combined market value of over $100,000,000. V&S delivers strong, demonstrable returns to investors and is actively looking to expand its holdings.
2012-2017 Investor in Baltimore residential real estate
Moved from Northern Virginia in 2014 to Baltimore City to better tend to a growing real estate portfolio in and around Baltimore. Acquired, managed, and disposed of 80 B and C class rental units. Also successfully flipped 20 single family properties.
1988–2012 Director of Structured Products, Declaration Management & Research
24-year career at Declaration Management and Research, a John Hancock / Manulife Company. Executive VP and Director of Structured Products, responsible for the development, investment management, and marketing of approximately $6B Manulife balance sheet and 3rd party fixed-income separate accounts, ranging in size from $25mm to $2B. Portfolios invested primarily in Mortgage and Asset Backed Securities, with concentrations in real estate backed Securities and related derivatives.
